- Encumbrance certificates, revenue records, society/association records,
- Approved building plans, completion/occupancy certificates,
- Zoning and land-use compliance,
- Pending cases in courts or tribunals.
Brokers ka “sab clean hai” assurance enough nahi. Public records, municipal files, aur bank statements ko physically verify karna padta hai.
Thoda upfront cost aur time dekar due diligence karna, baad me lifetime litigation se bohot cheaper hota hai.
